Solid 3BR/2BA Doublewide | Structurally Sound, Needs Cosmetics
We have a 2001 Lifetime 28x44 3 bedroom 2 bath doublewide that is in decent condition but will need some finishes.
THE GOOD:
The roof is recent within the last couple of years. The siding is in good condition. The house has OSB sheathing but was not wrapped. We removed a couple of pieces of siding on the Northwest corner of the house and there is NO rot on the sheathing. The exterior is solid.
The interior is dated. It's a 25 year old home that has not been remodeled. The furnace was replaced a few years old. The compressor was replaced at the same time. The water tank is 10 years old. The vinyl windows are intact and in good condition. The mechancials and structure of the building are solid.
THE BAD:
The downside of this unit is that the finishes are very dated. They are also worn. The carpet needs replaced and the unit needs painted...something fierce.
Also, at one point, the unit was smoked in. I have a very sensitive nose because I grew up with smokers. I can now smell them from some distance. When I went to look at this house to buy it, I did not smell the smoke. It is that soft. Now, after having been closed up for a while, you can smell it.
It's my professional opinion that if you removed the carpet with the pad and then painted everything with a couple coats of Kilz, you would eliminate it. Carpet and paint should be done anyway.
THE MONEY:
$35,000 for the house.
$10,000 delivery
$10,000 vapor barrier installed, blocked, leveled, and anchored.
$5,000 interior trim, roof, siding, and other finishes reinstalled.
